As your buyer's Agent

Definitions) we legally will be able to work solely on your behalf and conduct all negotiations exclusively in your interests
alone and not the seller's. If we do not have your agreement to be your Buyer's Agent, by law we must
automatically become a Transaction Broker.

A Transaction Broker
relationship could work to your distinct disadvantage because legally we (or any Realtor) would not be
allowed to act
solely as your advocate, working and negotiating solely on your behalf.
(By the way, we do not make these
things up - They are rules and requirements established by the Colorado State Real Estate Commission).
